Salford skyscraper plan in £1bn city centre development

The plan includes 10 buildings in Salford, with developers saying it would have a positive impact on “both sides of the Irwell”

A £1bn development which includes a 71-storey skyscraper has been proposed for a city.

The Salford site, on the northern half of Regent Retail Park, could host up to 3,300 new flats alongside commercial spaces and a public park.

Salford Mayor Paul Dennett previously shared concerns about a potential loss of retail space, while a public consultation highlighted fears about overdevelopment and infrastructure.

But developers Henley Investments said that while the plan did not include affordable homes it did aim to make a “very significant” contribution to local infrastructure.

People have raised concerns about overdevelopment in the area

It said it was confident the planned site – including one, two, and three-bedroom properties across 10 buildings – would have a positive impact on “both sides of the Irwell” in Salford and Manchester city centre.

Matt Brook, director of the designers Matt Brook Architects, said: “Our masterplan creates a safe, walkable and inclusive neighbourhood where nature and architecture work together harmoniously.”

He said it would “foster a community that prioritises liveability and wellbeing”.
